Welcome to the first Cappy Hour of the Summer on 97.9 The Hill! Pour yourself a shot of real estate with Cappy Hagman of Coldwell Banker Howard Perry and Walston. On the last Friday of each month, Cappy is mixing up a delicious cocktail of all things local real estate!

Because the Chapel Hill area is such a desirable place to live, the inventory of houses for sale is usually lower than the number of buyers looking. As Aaron Keck & Cappy have discussed in previous editions of Cappy Hour, because of COVID-19, homeowners are deciding to remodel rather than relocate, “so normally tight inventory is even tighter.”

The first-time home buyer is being hit the hardest by lack of availability. Cappy explained that the local home-buying system is affected because “the whole system is predicated on the first time home buyer being able to come into the system, because the second home buyer can’t move up… and so on and so forth.”

Luckily, there are a few things first time buyers can do, mostly revolving around financing. “They need to know the real cost of purchasing a home above & beyond down payment, due diligence, repair costs, inspections, closing costs, that kind of stuff.”

Working with an experienced Buyer’s Agent like Cappy can make all the difference in the success of your transaction. Cappy sits down with first time buyers and they walk through the process of the transaction. “We don’t speak in abbreviation, or speak in secret code words. We go over the definitions; What is due diligence? What is earnest money? We show them how the whole thing works.”

If you’re interested in starting the process of buying a home, Cappy is ready to go to work for you! Email CappyHour@wchl.com with questions and to be connected with Cappy directly.

There are plenty of exciting conversations to come on Cappy Hour. We’re going to cover your questions, hear from local experts, and have a little fun along the way. Listen to this month’s Cappy Hour below – and join the conversation!
