Because the Chapel Hill area is such a desirable place to live, the inventory of houses for sale is usually lower than the number of buyers looking. As Aaron Keck & Cappy have discussed in previous editions of Cappy Hour, because of COVID-19, homeowners are deciding to remodel rather than relocate, “so normally tight inventory is even tighter.”
The first-time home buyer is being hit the hardest by lack of availability. Cappy explained that the local home-buying system is affected because “the whole system is predicated on the first time home buyer being able to come into the system, because the second home buyer can’t move up… and so on and so forth.”
Luckily, there are a few things first time buyers can do, mostly revolving around financing. “They need to know the real cost of purchasing a home above & beyond down payment, due diligence, repair costs, inspections, closing costs, that kind of stuff.”
