UNC has submitted a plan to begin redeveloping an approximately 48-acre site in Chapel Hill.

The concept plan was submitted to the Town of Chapel Hill calling for redevelopment of university-owned property along 15-501 at the western intersection of Eastowne Drive near I-40.

UNC Health Care officials wrote when submitting the concept plan that five of the six existing buildings on the property will be demolished, if the plans are approved by the town. In the first phase of the redevelopment, four of those five would immediately be demolished, while the fifth would be torn down at the start of the second phase of the build out.

In its place, the university proposes to construct 300,000 gross square feet of medical office space across two six-story buildings. The two buildings would front 15-501 to “optimize visibility and create a strong welcoming, urban gateway for the new commercial development.”

Structured parking in the form of a 5-½ story parking deck is also proposed to front Eastowne Drive and bring approximately 1,100 parking spaces. Officials wrote that the parking deck would allow for a smaller overall development footprint, lessen impervious surfaces and allow “a more compact, walkable development that maximized open space and green buffers.”

The university is hoping to begin construction on the project this summer with a goal of opening the first office building in early 2020, according to the documents. But the university acknowledged that it would be “instrumental” to build “on the superb relationship with the Town of Chapel Hill” to reach those goals.

The first step in that public process is scheduled to begin Tuesday night with the project on the agenda for the Chapel Hill Community Design Commission. That meeting is set to get underway at 6:30 in Chapel Hill Town Hall.

The proposal could then go before the full Town Council on January 31.
