The process of redeveloping the area around Ephesus Church Road and Fordham Boulevard is progressing. A public hearing will be held next week to determine the district’s block lengths.

Mary Jane Nirdlinger, Chapel Hill’s director of planning and sustainability gave an update to the Town Council Monday, including some improvements to some of the green spaces.

“We as a first step are going to go out there and do some maintenance, trim back the vegetation, it’s a good time of the year to clear that out as it’s growing make sure that it is accessible,” said Nirdlinger.

That’s an aspect on the area that Mayor Pam Hemminger would like to focus on.

“Very excited about the green space opportunities and making sure we are looking at it proactively, plan it out, see what we can do with that,” said Hemminger, “I think it’s a great amenity that can be seen as a amenity by the rest of the developments that is there.”

The Town Council will decide on dedicated block lengths for the form based code at a public hearing next Monday June 27.

The block length will be an important part in the development of the district.

Council member Maria Palmer expressed her support for shorter block lengths

“I also support shorter block lengths and connectivity, something lower than 400 feet,” said Palmer.

Hemminger said the block lengths need to be flexible to accommodate different sized lots.

The Town also heard public comment regarding the Ephesus Fordham form based code. Comments focused on floodwater mitigation, green spaces and energy efficiency in buildings.

The council is also hoping to review the regulatory plan and hire an outside consultant before reconvening in September.
