The Chapel Hill Community Design Commission heard from representatives of Ram Real Estate earlier this month regarding the redevelopment of a shopping center near South Elliot Road.

Speaking on behalf of the regional realty firm, Ashley Saulpaugh educated board members on plans for the property that residents have come to know as Village Plaza.

Village Plaza currently houses businesses that include O2 Fitness, Eros Nail and Monterrey Mexican Restaurant. According to Saulpaugh, these businesses will benefit from façade improvements intended for the entire property.

Saulpaugh also outlined a plan that targets a liquor store on the northwest end of the property that may be forced to operate elsewhere in the midst of renovations.

The most expansive proposal that Saulpaugh pitched to board members was the addition of a two-story building that includes space for a restaurant with a rooftop patio.

The height of that building may address a problem voiced by Lucy Davis, a board member who drew attention to a parking deck in the area that was cited for overexposure.

Saulpaugh’s presentation was supplemented with plans outlined by David Klepser of the same realty firm. Klepser explained that the intent of the firm is to connect Village Plaza with a block of apartments under construction nearby.

Ram Real Estate is expected to make additional presentations to the Community Design Commission before seeking approval from the Town Council to begin work on Village Plaza in earnest.
