Welcome back to Cappy Hour! Brighton McConnell was recently joined on air by Cappy Hagman of Coldwell Banker Howard Perry and Walston for a conversation about improving your home’s curb appeal as the spring market real estate market begins to heat up.

After what felt like months of cold and rainy weather, we’ve recently enjoyed sunny days and warmer temperatures, which means more people are planning on buying and selling homes locally. When selling a home, curb appeal is the first thing a potential buyer sees making it, as Cappy said, “the postcard of your house.”

When buyers look at a potential home, they’re forming their opinion from the moment they first see it and if “they don’t like the look of your house,” the rating immediately drops.

“It is virtually impossible to get it back up, unless your house is showcased perfectly on the inside,” Cappy shared.

It’s not just a matter of whether your house looks nice – although, in the age of online shopping (yes, even for homes) that could be the reason someone “keeps scrolling.” Improving curb appeal can mean more due diligence money or even offers over asking in this very competitive market. As Cappy explained, “You may get offers… but you’re not going to get the price tag that you would’ve if you had taken the extra care outside.”

A good place to start is asking for advice, either from a pro like Cappy or even your most honest neighbor. Sellers may become accustomed to walkways that need pressure washing, or an outdated shutter color, but a a third party can help point out the little things that could even be a quick-fix.
