Welcome back to Cappy Hour! 97.9 The Hill’s Brighton McConnell was recently joined on air by Cappy Hagman of Coldwell Banker Howard Perry and Walston so she could offer helpful advice to buyers in the ‘Madness’ of the Spring market.

“In 17 years,” Cappy said, “I have never seen anything like this.”

67 showings in 18 hours. Huge due diligence checks. Tens of thousands over asking price. Buying houses sight-unseen. These are just a few of the unheard of happenings in our local real estate market this Spring.

A few things that have contributed to how competitive the market has become — including low interest rates on mortgages, and less motivation for sellers to leave their homes. They may have spent the last year remodeling, redesigning, or redecorating. This has led to, as Cappy explains, “a third of the inventory that we normally have this time of year, and the same amount of buyers.”

Listen to Brighton and Cappy’s full conversation below to learn several helpful tips to finally win the contract battle! Whether it’s location, price, size, or even financing — Cappy says “be creative, be aggressive and be flexible.”

In this current real estate market, it’s more important than ever to work with an agent who will be as passionate about finding your family the right home as you are!
