“I’d say, technically, what’s great about Chapel Hill is it’s a high barrier-to-entry market,” said Stewart. “Basically meaning, it’s hard to build here. So, when you have a project, it’s great. I will say that the flip of that is there’s not a lot of supply and there’s a high demand.”
Development in Chapel Hill may be an occasionally difficult and expensive pursuit, but the payoff is significant and efforts are being made to increase viability while maximizing potential impact for both developers and residents.
“I think Chapel Hill is evolving in real time,” said Stewart. “Their policies, their procedures, prioritizing projects that have income restricted housing or affordable housing as it may be. They’re aware now, as they weren’t maybe 10 years ago, for example, of the need for housing and the demand that’s out there. … It’s a commuter market where people are driving in and they can’t live where they work. And that’s a problem for environmental issues as well as congestion and quality of life. So it goes beyond just, you know, supply. There’s an underlying impact there.”
